According to permit documents submitted to the San Diego Department of Environmental Health and Quality, Pepper Lunch is preparing to open a new location within the Mission Valley Shopping Center. The proposed restaurant would mark the brand’s second San Diego outpost, following the company’s debut location currently preparing to launch in Kearny Mesa.
Founded in Tokyo in 1994 by chef Kunio Ichinose, Pepper Lunch built a global following around its signature interactive dining format in which meals are served on superheated iron plates reaching temperatures of approximately 500 degrees. The concept allows guests to cook their own meats, rice, and vegetables directly at the table, creating a theatrical fast-casual experience inspired by traditional teppanyaki cooking.
Over the past three decades, Pepper Lunch has grown into an international franchise with more than 500 locations spanning roughly 15 countries, including major markets throughout Asia, Australia, Canada, and the United States. The brand’s combination of fast service, customizable cooking, and sizzling tabletop presentation has helped it develop a devoted following among fans of Japanese comfort food.
The Mission Valley location would follow closely behind Pepper Lunch’s first San Diego restaurant, which is currently nearing completion at 8322 Clairemont Mesa Boulevard in Kearny Mesa. That location was selected in part due to the neighborhood’s dense concentration of Asian restaurants, international grocery stores, and office workers, positioning the concept in one of the city’s most competitive dining corridors.
Pepper Lunch’s menu centers on its signature Beef Pepper Rice, a sizzling dish of thinly sliced beef, rice, corn, and green onions finished with the brand’s proprietary butter and pepper sauce. Additional offerings typically include steak and seafood combinations, chicken pepper rice, pasta dishes, and vegetarian options. Meals are designed to be approachable and customizable, allowing diners to finish cooking ingredients to their preferred doneness on the hot iron plate.
The brand’s expansion into Mission Valley would place the restaurant within one of San Diego’s busiest retail corridors, an area known for heavy daily traffic, nearby residential communities, and a dense mix of casual dining options serving both shoppers and office workers.
Pepper Lunch’s local growth is being led by regional franchise partner TD Family Ventures, which previously announced plans to introduce multiple locations throughout San Diego County as part of a broader U.S. expansion strategy.
While an official opening timeline for the Mission Valley restaurant has not yet been announced, the planned location signals continued momentum for the global teppanyaki chain as it establishes a foothold in San Diego.
Pepper Lunch’s first San Diego restaurant is expected to open soon at 8322 Clairemont Mesa Boulevard, Suites 103 and 104 in Kearny Mesa. The proposed Mission Valley location would be situated at 1640 Camino Del Rio North within the Mission Valley Shopping Center. For more information, visit pepperlunchrestaurants.com.
