Mom’s Chicken & Waffles Set To Take Over Legendary Lucky’s Breakfast Corner In San Diego's North Park

A new era is on the horizon for one of North Park’s most storied corners. Mom’s Chicken & Waffles, the popular breakfast and comfort food spot currently operating out of U-31 Cocktail Lounge, will soon move into its own brick-and-mortar space - taking over the iconic corner unit formerly home to Lucky's Breakfast, which served the neighborhood for nearly 50 years.

The new standalone location on Grim Avenue, now part of the recently renamed “Lucky Lane,” marks a major milestone for owners Brian and Collette Foxworth, who launched Mom's in 2023 as a rebrand of their previous concept Rhythm’s Chicken & Waffles. After growing a following from their Pacific Beach beginnings to Netflix's Fresh, Fried & Crispy and most recently from their U-31 kitchen, the Foxworths are now preparing to anchor their comfort food operation at the heart of North Park.

The upcoming location will highlight Mom’s famous breakfast and brunch offerings - crispy fried chicken, golden waffles, and other daytime favorites - while also offering a growing selection of lunch and dinner options. In honor of Lucky's legacy, Mom's will also hand out fortune cookies with ever order. Once open, the new space will mark Mom's full transition out of U-31, anchoring their brand in a space built to showcase the flavors and energy that have made them a San Diego favorite. 

"This is a full-circle moment for our family," said Brian Foxworth, who grew up frequenting North Park and remembers the significance of Lucky’s in the community. "To now be part of that same corner’s legacy is an honor."
The location itself carries deep emotional and historical weight. Wong "Lucky" Chong, who ran Lucky’s Golden Phenix (aka Lucky's Breakfast) from 1975 until his passing in late 2024, was a beloved figure in the neighborhood. His generosity, humility, and $5 breakfasts made him a community icon. Earlier this year, the 3800 block of Grim Avenue was officially renamed "Lucky Lane" to honor his memory.

With Lucky’s passing and the restaurant’s closure, the space remained vacant until the Foxworths stepped in. They now aim to carry on the spirit of warmth and community that defined the address for decades - this time with fried chicken, hot honey, and jalapeño-cheddar waffles.
