A listing from Next Wave Commercial advertises the 2130 India Street property as a “rare, second generation restaurant / wine or beer-bar opportunity” in the heart of Little Italy. The listing identifies the current business as still operating and advises prospective tenants not to disturb employees.
The offering includes approximately 1,570 square feet on the ground floor, a roughly 750-square-foot second floor, a 600-square-foot second-floor patio, and an expansive 2,500-square-foot back patio. The asking rate is listed at $16,500 per month gross plus utilities. The space is described as having a light kitchen with no hood or walk-in currently.
The listing does not explicitly state that Pali Wine Co. is closing, and it remains unclear whether the company is planning to exit the space, renegotiate its lease, relocate, or evaluate options as its current lease approaches a potential expiration. Pali Wine Co. opened its Little Italy tasting room in October 2016, bringing the Lompoc-based winery’s Pinot Noir, Chardonnay, and Central Coast-focused Tower 15 label to San Diego. At the time, co-founder Tim Perr described Little Italy as a natural fit because of its vibrant dining culture and similarity to Santa Barbara’s Funk Zone.
The San Diego tasting room became known for its multi-level layout, rooftop balcony, wine-on-tap program, and hidden back patio, giving the Central Coast winery a strong foothold in one of the city’s busiest hospitality corridors. The India Street location has remained one of Pali’s most visible outposts and has frequently been promoted as a neighborhood wine destination amid Little Italy’s restaurant boom.
The possible change comes less than two years after the Pali family doubled down on San Diego with the opening of Cellar Hand, a full-service Hillcrest restaurant built around California wine, local produce, fermentation, and a hyper-local farm-to-table philosophy. Cellar Hand opened in June 2024 at 1440 University Avenue as the first full-service restaurant from the team behind Pali Wine’s San Diego presence.
The Hillcrest restaurant launched with significant local media attention and an ambitious culinary identity under founding executive chef Logan Kendall, who previously worked with Pali Wine Co. Little Italy. Early coverage emphasized the restaurant’s relationships with local farms, fishmongers, ranchers, bakers, and winemakers, along with a menu built around San Diego seafood, Chino Farms produce, Thompson Heritage Ranch meats, house-fermented breads, conserva-style seafood, and California wines.
But after the quick departure of Kendall, Cellar Hand has appeared to face the challenge many highly anticipated restaurant projects encounter after launch: maintaining early excitement once the founding chef and pre-opening narrative shift. While the restaurant remains open, the departure removed one of the central culinary figures attached to its original identity and raised questions about whether the concept could sustain the same level of buzz that surrounded its debut.
Pali Wine Co. itself dates back to 2005 and was founded by the Perr family, eventually growing from its Central Coast roots into a broader Southern California wine brand with tasting rooms and hospitality projects. The company has built its reputation around Pinot Noir, Chardonnay, low-intervention winemaking, and estate vineyards in the Sta. Rita Hills, while also operating sister labels including Tower 15 and Neighborhood Winery.
The Little Italy listing arrives at a complicated moment for San Diego’s restaurant and tasting room market. While Little Italy remains one of the city’s strongest dining districts, operators continue to face high rents, labor costs, insurance increases, slower weekday traffic patterns, and intense competition for both locals and tourists. A large multi-level wine bar space with significant patio square footage could attract another hospitality operator, but it also represents a sizable monthly commitment in a crowded market.
For now, Pali Wine Co. continues to operate at 2130 India Street. The listing suggests the space may be available for a new restaurant, wine bar, or beer bar tenant, but the company has not publicly announced a closure or relocation.
